Role Purpose:

To constantly enhance the existing processes through the creation of new applications and providing comprehensive support / enhancements on existing third party applications like ticketing systems, online booking systems and MIS reporting.

Applications Support

  • Ensure smooth operations at all times (including weekends) by providing comprehensive support for all applications, specifically Vista ticketing systems. (This would also include onsite visits to the Cinemas)
  • Test and monitor online booking engine to ensure maximum operational efficiency and provide weekly reports and statistics of Online booking. Co-ordinate with the web agency to resolve issues.
  • Install and test all new features of latest Vista releases and provide recommendations supported by technical and user documentations.
  • Coordinate with VOX academy for training new recruits on ticketing systems.
  • Development of applications including, but not limited to, helpdesk systems, online transaction check systems, workflow system and custom reports based on requirements.
  • Support third party applications, as and when required.

Reporting & Business Analysis

  • Database administration by performing and monitoring SQL maintenance tasks.
  • Manage and generate MIS reports required by the business.
  • Compare various reports from sites and head office modules to ensure data integrity across all reporting platforms.
  • Develop VOX-Vista process documents and assisting in creating I.T policies and procedures documents.
  • Extract and analyse the helpdesk reports.
  • To ensure that the audit recommendations on POS and Vista are being adhered to, by monitoring and maintaining sufficient documents and performing internal audits at site systems periodically.

Master Data Management

  • Administer and manage the master data within the ticketing system, covering different modules such as rewards, Vista HO, Infoworks, Voucher management and any future modules that the business might subscribe to.

IT Software

  • Responsible for vista application rollouts for new sites, and for implementing new features vista releases.
  • Responsible for upgradation and Vista troubleshooting.
  • Responsible for troubleshooting and fine-tuning of IIS, apache and Vista servers on application level.
  • Resolve the issues related to Vista and in-house app with in the SLA terms.

 Job Description

The position is responsible for providing timely active administrative support to the SMBU Leasing Team in the development and monitoring of lease documents, communication with clients/ tenants etc., ensuring that all lease related documents complies with the agreed terms, conditions of the contract and commitment between the company and the client.

  • Review and validate entries for Lease deals in the Data Capture System based on the input received from the Leasing Team in SMBU.
  • Prepare the draft and final Lease Agreements, Amendments and Deeds to be checked by the appropriate personnel for accuracy and ensure that the same is in accordance with the terms and conditions agreed at the time of closing lease deal and send the same to the client for review and acceptance.
  • Review the final acceptance from the client on the Lease Agreement document to ensure that there is no ambiguity in the acceptance of the terms and conditions stated in the formal lease agreement and that there is complete clarity between the Company (SMBU) and the tenant’s commitment with regards to the agreement.
  • Collect all pertinent and valid legal documents from the tenant such as Trade license, Commercial Registration, Insurance Certificate, Owner’s passport copies etc., to ensure the legality of the tenant.
  • Organize the payment documents and forward the same to the client along with the Lease Agreement so as to receive the payment along with the signed agreement signifying the acceptance of the client.
  • Responsible for all correspondences between Company and tenants whether it is by email, letter and fax and all follow up required during the course of the process, until the final Lease agreement is signed.
  • Maintain positive and congenial relationship with the potential clients / tenants pertaining to all lease proposals / agreements and ensure that all concerns and queries are resolved on a timely basis.
  • Assist the SMBU Finance Department in the preparation of final accounts for tenants surrendering leased space as well as providing support to the Operations Department in tenant’s handover and surrender of shops.
  • Assist the Leasing Department in developing the marketing materials on SMBU operating assets / portfolio by providing accurate information on the current tenant portfolio. Also, maintain and update prospective leasing list.
  • Provide all necessary data / reports concerning to Lease administration to Manager Lease Administration as and when requested.
  • Maintain accurate filing of all Lease deal related information and agreement (both physical and on system e.g. Yardi / MRI and/or SharePoint etc.) so as to enable the team to refer the same with respect to rent collection / renewal / extension etc., as well as to serve as a point of reference in case of any litigation.
  • Organize Leasing Committee meetings as and when requested by the Leasing Department and take and circulate the meeting minutes to all concerned for their information, follow up and necessary action.
  • Ensure compliance with the MAFP SMBU’s Code of Conduct, Departmental policies and HR Policies and Procedures at all times.
  • Be the advocate and ambassador of aligning and cascading the MAFP values across SMBU and ensure that it is adhered to and exhibit the same all the time.

ROLE DESCRIPTION

Role Purpose:

The Communications Assistant Manager is responsible for Positioning, promotion and protection of the brand and reputation of Carrefour and Majid Al Futtaim Retail in relevant the UAE. Assist Carrefour consumer communications and Majid Al Futtaim Retail (Carrefour franchise operator) internal and external communications in the UAE.

Planning:

  • Carrefour brand communication strategy implementation and planning, while ensuring the alignment from key leaders and internal clients. Execution of the plans, evaluates their success and report results
  • Supporting (senior) communications manager in ensuring adherence of Carrefour UAE communication plans with the communications strategy, plan, guidelines, policies & processes of Majid Al Futtaim
  • Developing and maintaining communications content and collateral e.g. narrative, messages, profiles, fact sheets etc

External Alignment

  • Conduct Carrefour’s consumer communications across all channels through a multi-platform integrated model by in engaging with in-market social media and brand teams
  • Develop and maintain strong relationships with top tier news media and influencers
  • Ensure all Carrefour UAE external engagements are channeled through the function and aligned with Majid Al Futtaim communication policies
  • Manage spokespeople’s media and public speaking engagements to articulate the brand and company’s market and thought leadership and position favorably

 Job Description

The position is mainly responsible to maximize leasing revenue for the assigned area, ensuring implementation of best practices defined by the SMBU Corporate Leasing and managing key tenant relationships.

Agree with Senior Manager Leasing on objectives. These objectives will outline the amount of space to be leased, the time frame required to Lease and the target rental rate to be achieved, appropriate merchandise mix compatibility and presentation.
Agree with Senior Manager Leasing and the relevant Development Manager appropriate marketing plans which will issue potential tenant awareness and interest in the new development.
Ensure enquiries are handled promptly, filed and replied to on timely manner and when necessary and arrange site visits for potential tenants.
Create and maintain a database of inquiries and potential tenants for re-letting of vacant units, which includes catalogue library.
Take the approved merchandising mix of properties, identity for discussion with Senior Manager Leasing and Development Manager and the Leasing Committee a shortlist of appropriate tenants for each lettable space.
Conduct negotiations with more than one tenant for each lettable space and then make a recommendation on preferred tenant to the Leasing Committee (within assigned properties).
Work with the Senior Manager – Leasing to ensure new developments are completely leased prior their completion and handover.
Prepare lease agreement and all necessary documents to commercial and legal bind agreement with tenant in co-ordination with HO Legal Department and Leasing staff.
Prepare regular Leasing activity reports and the status of each negotiations held with potential Tenants.
Maintain in conjunction with the Legal and the relevant Property Development and Commercial Operations Executives a standard Lease.
Work with Property Operations Executives in putting a strategy for Lease Extension negotiations, finding where retail gaps exist and what retailers will best complement those already in the Centre.
Ensure compliance with the MAFP SMBU’s Code of Conduct, Departmental policies and HC Policies and Procedures at all times.
Be the advocate and ambassador of aligning and cascading the MAFP values in the assigned area of responsibility and ensure that it is adhered to and exhibit the same all the time.

Minimum Qualifications/education

Bachelor degree in Business Administration or equivalent field.
